  • Thermal seal failure in PGT WinGuard aluminum frames. Condensation between the panes means the insulated glass unit’s seal has failed.   • Worn roller assemblies in 5500 and 7700 Series horizontal sliders. Sticking or derailing is almost always the roller assembly, not the track. PGT uses a specific roller housing for these vinyl series, and we keep common replacements locally. A window that won’t slide is a window that won’t close and secure in a storm, so we treat this as a priority repair.
  • Brittle or cracked weatherstripping on older WinGuard casements. The original gaskets on 2000s-era WinGuard aluminum casements dry out and tear, especially on south-facing elevations in Tampa. Wind-driven rain pushes through the gap at the top corner, and you find water in the sill track after a storm. This is fixable with PGT profile-matched gasketing, no new window needed.

The multipoint lock strips corrode, the deadbolt drifts out of alignment with the strike plate, and the door won’t throw the full lock. The vertical guides wear down and panels bind. We clean, replace the guide strips, and adjust the panel height so they glide without forcing them.

One job that stays with us was a 2008 PGT WinGuard aluminum casement in South Tampa. The homeowner said wind-driven rain had been leaking into the bedroom. Our tech found the sash wouldn’t seal at the top corner. The original weatherstripping was brittle and torn. We ordered the PGT profile-matched gasket, removed the old adhesive and corrosion, installed the new seal, and reset the operator arm so the sash pulled tight. The homeowner later confirmed no leak through a full afternoon storm. That’s the difference between replacing weatherstripping and replacing an $1,800 window because nobody wanted to touch the old one.

For discontinued trim, rollers, and some weatherstripping, we will install proven aftermarket equivalents, but only after verifying fit and load rating for the specific PGT model. We don’t guess. If a part doesn’t match the original dimensions and performance, we tell you up front and talk through the options.
